The Mortgage Journey

Step 1: Initial Consultation

In this first step, I’ll sit down with you to discuss your financial situation, property goals, and any concerns. This can be done in person or via a virtual meeting. We’ll assess your borrowing potential and outline your options

Step 2: Mortgage Agreement in Principle

Once I have all the necessary details, I will secure a Mortgage Agreement in Principle (AIP) for you, so you know how much you could borrow. This gives you confidence when making offers on properties. 

Step 3: Property Search & Offer

With the AIP in hand, you’re ready to start searching for your dream home. Once you’ve found the right property, I’ll guide you through the process of making a formal offer to the seller or estate agent. 

Step 4: Mortgage Application

Once your offer is accepted, I will help you complete the mortgage application. I’ll liaise with the lender and gather any additional documents required, ensuring a smooth process. 

Step 5: Valuation & Underwriting

The lender will arrange a valuation of the property to ensure it is worth the agreed price. During this time, the underwriting team will review all documentation to formally approve your mortgage. 

Step 6: Mortgage Offer

Once everything is in place, the lender will issue a formal mortgage offer. I’ll review the offer with you to ensure you are comfortable with all the terms before proceeding. 

Step 7: Legal Work

Your solicitor or conveyancer will handle the legal aspects, including property checks, contracts, and any negotiations. I’ll continue to work closely with them to ensure a timely process. 

Step 8: Exchange of Contracts

This is the exciting stage where you exchange contracts with the seller, making the sale legally binding. At this point, you’ll also pay the deposit. 

Step 9: Completion

Once the final mortgage funds are transferred and the legal process is complete, you’ll get the keys to your new home! Congratulations!
